How do we start?

  • A free consultation will help us to gather info on your situation and your property. You can call or visit our office or leave your information on the contact us page.
  • We can prepare a simple and short contract for you to review and sign which can be faxed, emailed or mailed to you.
  • All of our closings are done by a licensed and reputable title company who can also come to your home when it is time to close.
  • Once all docs are signed we can wire you your money , give you a cashiers check at closing or even put it in the mail.

  Q: How does this work?

 A: The process is simple. All you have to do is contact us by phone, office visit or by filling out the form on the contact us page. We will contact you within two (2) business days to discuss your home and your situation. If the situation is a win-win for all, we will make an offer on your home. You then determine if you wish to accept or reject the offer.  If we can't work out an agreement, we will match you up with an investor from our network who can make you an offer.

 Q:  How do you determine the price you're willing to pay?

A: Just as every homeowner's situation is unique, so is the process in which we determine what an appropriate offer for a home might be. Things that must be considered are condition of the home, the area it is located in, cost of repairs that need to be made to the home, the current local market conditions, as well as the urgency of the situation.

 Q: How much do you charge?

 A: There are no fees or commissions that are paid by the homeowner.

Q:What if I have a realtor?

 A: We are a licensed brokerage with licensed real estate agents. We know the rules and regulations involved if you are in a current contract with a realtor. We do not target or advertise properties that are in an active listing contract with a realtor. We do not engage in any unethical practices and honor any listing agreement you may be in.  If we are interested in your property and want to make an offer we will contact your realtor to do so. You may also want to check with your realtor to see if any arrangement exists if you find your own buyer.  You may be able to negotiate a lower commission if you bring a buyer to the table. As the seller, you will be responsible for paying commission to your realtor.

Q: Do you buy condos, mobile home, commercial buildings, land, vacant lots, etc?

A: Yes.  If the deal makes sense, we can buy townhouses, condominiums, duplexes, beach property, office buildings, farms, land, or any structure that has land deeded to it such as a manufactured home or a mobile home.
If we can't, we can refer you to our network of investors.

Q: What if my property is rented?

 A: No need to worry if your home is rented. We can buy your house now and take care of the renters later. If you have a family member living at the property, we can make special arrangements for them.

Q: What if I am behind on my mortgage payments?

A: If you are behind on mortgage payments, we can work out a Short Sale with your lender to get you out from under the property. We have a team of expert ready to deal with the bank on your behalf.

Q: Do I have to make any repairs  or improvements to my property?

 A: No, we will purchase the home in as is condition. You do not have to do anything but contact us.
